Terms and Conditions

When you make a reservation, you will receive a booking form and a copy of our terms and conditions requesting your deposit on the villa you have booked with us. This Villa Rental Confirmation becomes a binding agreement when you submit your completed booking form and send further payment for your villa rental; it states the terms and conditions concerning this villa rental between you (the "Guest") and ourselves. Your sending payment in response to this invoice constitutes your acceptance and agreement to these terms, conditions, limitations and restrictions as printed below. If you have any problems or questions with any of the following, please be sure to phone us for discussion and explanation before you send us your rental deposit monies.

CONFIRMATION OF RESERVATION

The completed and signed Booking form must be returned via post or email within 14 days to confirm your reservation. Failure to submit this completed form subjects your reservation to automatic cancellation without notice to you. Guests must secure their reservation with a cheque or electronic funds transfer, bankers draft's will NOT be accepted.

PAYMENT & CANCELLATION POLICIES

Twenty-five percent of your rent is due here within 14 days of booking to confirm your reservation. Failure to make this payment subjects your reservation to automatic cancellation without notice to you. The balance due of rent must be paid in full at least 8 weeks prior to your arrival. All cancellations and any request for changes to your reservation (such as date changes) must be made IN WRITING. If you cancel more than 8 weeks prior to your arrival date, 90 per cent of your total rent will be refunded to you and 10 per cent of your total rent will be retained as full liquidated damages. If you cancel 4 - 8 weeks prior to your arrival date, we will retain your total deposit. If you cancel within 30 days of your arrival date, we will retain 100 per cent of your total rent as full liquidated damages. In rare cases, you may be allowed to rebook your villa at a later date, without penalty to you. We highly recommend travel insurance. Finally, please send your payments in on time to avoid cancellation of your reservation. If you must change or cancel any portion of the services you have already booked, please notify us IN WRITING (by email or post). No-shows, late arrivals, and early departures after your arrival are non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, and/or which causes the guest extreme, undue discomfort or serious inconvenience (see also Complaints and Maintenance below). Guests who abandon their villa without permission from us agree they have no rights to compensation.

PRICING

Pricing falls into 3 bands, low season, high season and peak season. The rates per week differ from those per day and weekend rates. In order to be more flexible and to accommodate cheaper flight times, weekly rates are run over 7 consecutive days and not Saturday to Saturday. However if your week runs over a higher band day then your total week will be charged at the higher weekly rate.

Weekends run from Friday to Monday inclusive.

ADDITIONAL CHARGES

Bookings will be charged at the relevant price (See Pricing) but an additional payment to cover the cost of using central heating will be made for any gas used over 4 units per week. This will be charged at €3.50 per unit and will be deducted from the security deposit. The gas meter will be read and turned on upon arrival and again on departure. Guests will be required to sign to confirm the gas reading upon arrival and again at departure. 

SECURITY DEPOSITS

A £250 postal order or bankers draft must accompany the final payment 8 weeks prior to your arrival. This will be held as a Security Deposit and returned to you upon confirmation that no breakages, damage, missing items, additional cleaning for villas left abnormally dirty and other charges incurred before, during or after your stay still outstanding. All normal utilities (except careless or extremely excessive use of your villa’s water supply) are included in your rental price. You hereby agree to pay the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. Locked pantries and closets are reserved for our use and are not included in this rental. You as the guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting the villa.

LIABILITY

Guests are responsible for the villa during occupancy, must lock windows and doors securely at all times when not on the premises and must exercise care in securing all personal property. We will not be held responsible for guests lost, stolen or damaged personal effects. Guests must observe all cautions especially in and around the swimming pool area. The swimming pool is deep and persons unable to swim must not enter. Under no circumstances should children be left unattended anywhere near the swimming pool. Any form of diving is strictly prohibited. Guests take full responsibility for safety in and around the pool area, guests must also accept responsibility for safety around other appliances within the boundary of the villa. We will not accept responsibility for any accident caused by guests not adhering to the rules or taking reasonable care.

PETS

Pets of any kind are NOT allowed in or on the villa's premises A pet or evidence of a pet found on premises will cause immediate eviction, and forfeiture of Guest's entire rent and deposit.

SMOKING

Smoking of any kind is NOT permitted in or on the villa's premises evidence of smoking found on premises will cause immediate eviction, and forfeiture of guest's entire rent and deposit.

OPEN FIRE

Use of the open fire is NOT permitted.

COMPLAINTS AND MAINTENANCE

We shall make every effort to keep the villa and it's inventory in good working order. In case of a maintenance problem, we will strive to repair the problem as soon as possible after being notified. We reserve the right to be allowed several hours (up to 24 hours) to cure a reported problem. However, no refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, water, pool filtration systems, television, music or self catering appliances, etc. We will not be held responsible for independent contractors hired to repair maintenance issues with the villa and/or its utilities and services. We cannot guarantee the time frame these independent contractors will respond to and/or repair said maintenance issues. It is the Guest's obligation to report any problems or damage to the villa IMMEDIATELY to us, regardless of the hour. (Please also see Payment & Cancellation Policies, above).

CHECK-IN and CHECK-OUT TIMES

Guests must vacate the villa no later than 11 AM, and check-in time is 4 PM. Failure to check out of your villa at 11 AM sharp may result in a £150 penalty charged to Guests. Check-in and check-out times are strictly enforced to enable cleaning in preparation for the incoming guests. If you would like a later check-out time, you are required to check with us during your stay to see if another group is arriving the day you leave. If not, you might be able to stay on later into the afternoon at no charge, but you are required to get prior permission to stay later than the published check-out time.

ENTRY INTO VILLA

Our staff may enter the villa to perform any repairs as necessary. If the villa is on the market for sale, we reserve the right to allow the villa to be shown, but only by advance appointment made with Guests. We will make every effort to schedule such brief showings at a time convenient to you, to respect your privacy, and not interrupt your stay.

DRUGS AND HAZARDOUS MATERIALS

Guest and members of their party shall not use or permit to be brought into the villa any illegal substances, inflammable fluids (e.g., gasoline, kerosene, naphtha or benzene), or other explosives or articles deemed hazardous to life, limb or property.

VILLA KEYS

We shall charge Guest £35 for each set of lost or mishandled keys. Guests are required to follow all instructions precisely on where to leave your villa keys.

CAPACITY OF VILLAS

The total number of persons allowed in the villa at any one time is restricted to 6 unless prior arrangement, based on two persons per bedroom. Should a group misrepresent themselves, they will be required to pay for all excess persons immediately, or shall vacate the villa without refund.

QUIET ENJOYMENT AND PARTIES

We wish to maintain a family atmosphere for the quiet enjoyment of Guests. We rent to family groups and responsible adults only; absolutely NO house parties or functions allowed without advance WRITTEN permission from ourselves. Guests shall be sufficiently quiet, so as not to disturb the neighbours and other residents of the neighbourhood, particularly after 10 pm at night.

CLEANING

Guests are requested to keep the villa clean and tidy. Final Cleaning will be undertaken by our cleaners upon guests departure.(Please also see Check in and Check out times).

BABIES & TODDLERS AT OUR VILLA

Unfortunately our villa is not equipped for young babies or toddlers and therefore we cannot allow children under the age of 5 unless prior agreement.
